Encapsulation vsremoval

Lead paint doesn't always have to come off. Sometimes sealing it in place is the safer, smarter option.

Seal it orstrip it

Encapsulation covers lead-based paint with a specially formulated coating that seals it in place. It's often faster and less disruptive than removal, and it doesn't generate as much lead dust. But it only works on surfaces in good condition that won't be subject to friction or impact.

Removal takes the lead-based paint off completely. It's the right choice for deteriorated surfaces, friction and impact areas like windows and doors, and anything that will be demolished or heavily renovated.

01

Encapsulation fits

Intact surfaces, low-wear areas, tight schedules and occupied buildings.

02

Removal fits

Deteriorated paint, windows, doors, floors and surfaces being renovated.

03

Either way

Containment, HEPA filtration and clearance testing.

How we decide

Inspectiondrives it

  1. Inspect

    Identify where lead-based paint is.

  2. Assess condition

Evaluate wear, friction and future plans for each surface.

  3. Recommend

Encapsulate, remove, or combine based on the surface.

  4. Abate

    Complete the work under containment.

  5. Clear

    Clearance testing and documentation.

Questions

Encapsulation vs RemovalFAQ

Is encapsulation a permanent fix?

It can last for years on the right surfaces, but the coating has to be maintained, and any future work that disturbs it needs lead-safe practices.

Is removal always safer?

Not necessarily. Removal creates more dust during the work. The right answer depends on the surface's condition and use.

Who decides which method to use?

A certified inspection and assessment of each surface. Alliance holds CDPH lead certifications and is an EPA Lead-Safe Certified Firm.

Do you do both?

Yes.
